We assessed each option using three criteria.
Compare the cost of the same product
A private-office quote should state whether the price applies to one person or the whole room. It should also identify whether VAT is included and any mandatory charges.
Business Sweden’s 2025 guide places serviced-office fees between SEK 2,000 and SEK 12,000 per person per month. It identifies location, service level, office size, and contract duration as key price drivers.
Calculate both numbers before choosing:
Total monthly room cost
Effective monthly cost per person
Cost of meeting room time beyond any included allowance
VAT and other compulsory fees
Deposits or guarantees
Cost of unused desks
The final point is easy to miss. A room-based price becomes much more economical when the team uses its capacity.
For example, an Embassy House small office starting at SEK 9,950 excluding VAT works out to SEK 9,950 for one person but about SEK 3,317 per person when used by three. A Knackeriet studio starting at SEK 14,300 excluding tax costs SEK 7,150 per person for a two-person team or about SEK 2,383 per person at its stated six-person capacity.
That doesn’t make maximum occupancy the right choice. It shows why comparing headline prices without expected headcount produces misleading results.
Check what the contract and monthly fee include
Flexible terms matter when hiring plans can change within a quarter. Ask for the minimum commitment, notice period, deposit, and rules for moving to a larger or smaller room.
Then confirm whether the monthly fee covers:
Furniture and internet
Cleaning and printing
Company mail handling
Meeting room credits
Phone booths and shared areas
Evening and weekend access
A cheap room can become expensive when every meeting requires a separate booking. An inclusive package can also be poor value if your team works remotely and rarely uses the extras.
Treat location and availability as separate tests
The best location is the one that reduces travel for the whole team, not simply the address with the most familiar postcode. Check access to the metro, commuter rail, client meeting points, and the neighbourhoods where current employees live.
A published starting price doesn’t confirm that a suitable room is available at that price. Ask every provider for the exact address, room size, capacity, monthly total, and earliest move-in date before making comparisons.

THE WORKS is a practical option for teams of at least three that want a furnished, lockable office and a relatively short published commitment.
THE WORKS advertises private offices from SEK 3,000 per person per month. A three-person team would therefore start at SEK 9,000 per month, subject to the available room and final quotation.
Private offices are fully furnished and include access to shared spaces. They start with a three-month rolling contract. Custom offices have a longer starting point of six months on a rolling basis.

Helio suits distributed teams that value access to several Stockholm locations and a broad package of shared services.
Helio advertises private offices from SEK 4,000 per person per month for teams of one to 20 people. Published areas include the CBD, Grev Turegatan, Hötorget, Hornstull, Kista, Sundbyberg, Slottsbacken, and Solna.
A five-person team would start at SEK 20,000 per month at the advertised per-person rate. The actual cost may vary with the location and room.
The package lists 24/7 access and use of Helio locations alongside:

That network can be useful when one employee lives near Kista, another travels through the city center, and a client prefers to meet near Östermalm. The relevant value comes from how often the team will use those locations and services.
Best for: Hybrid teams that want multiple work locations, 24/7 access, hospitality, wellness facilities, and capacity to grow beyond a small office.
Meeting rooms are bookable rather than described as unlimited. Helio advertises smaller rooms from SEK 99 per hour, so frequent meetings should be factored into the budget. The private office page doesn’t publish meeting room credits, minimum commitment, or notice period.
4. Embassy House Medborgarplatsen: Central offices with 10-20 meeting room hours
Embassy House Medborgarplatsen suits teams that want a serviced Södermalm office and expect to hold regular team, investor, partner, or client meetings.
The location is at Östgötagatan 12, close to Medborgarplatsen metro, Slussen, and Stockholm Södra station. Published private office options cover several team sizes:

Availability is the main constraint. Knackeriet says only a few membership places generally become available each month and maintains an interest list for studios. Meeting room allowances and charges aren’t quantified.
The published one-month switching rule applies to Fixed, Flex, and Flex Mini memberships. Don’t assume the same term applies to a private Studio. Request the Studio commitment and notice period in writing.
