Full-Service Offices at Embassy House
Fully-serviced offices at Embassy House give growing teams a furnished workspace in Stockholm or Lund, with day-to-day office management and practical on-site support. You get the space to run your business and we take care of everything that goes into running the office.
Full-Service Offices for Growing Teams
A private full-service office combines your team’s own workspace with shared facilities and everyday support. Desks, internet, coffee and a team ready to help with practical office matters are all part of the setup.
At Embassy House, you’re not renting square metres. You’re getting a fully functioning workspace where office management is part of the package.
For a scale-up team, that might mean a private room for day-to-day work, complemented by meeting rooms and bookable desks. As your team grows, you can discuss adding more workstations, moving into a larger office or finding a tailored solution with us.
Day-to-Day Office Management and Onboarding
Unless your company is at a stage of growth where you have the financial capacity to hire a dedicated office manager and an independent office makes sense, almost all teams prefer a fully-serviced office where administration and operations are dealt with for you.
Embassy House takes care of practical office management, helps with ergonomic setups and handles onboarding for new employees. New team members get support settling into the workplace, while you can focus on getting them up to speed in their roles.
Move-in-ready offices make getting started straightforward.
Hybrid teams can also supplement their workspace with bookable desks through the member app. That means not everyone needs a permanent desk of their own and your company can minimise empty office space. When we review your office needs together, we’ll consider both your team’s day-to-day attendance and the days when everyone comes together.
Included Services and Optional Extras
Private offices at Embassy House include ergonomic desks and chairs, Wi-Fi, coffee and tea, shared facilities and 24/7 access. Meeting rooms are included through a monthly credit allowance, depending on your office package.
What's included varies between private offices and coworking. Understanding the differences makes it easier to choose the right setup:
Coworking: Furnished workstations, essential services and meeting room credits according to your package.
Private Office: Furniture, technology, internet, cleaning, reception and support. The service description also covers operating costs, office supplies, printing and coffee. Also includes a business address, mail handling and 24/7 access through the member app.
Full-service means a complete office solution with clearly defined inclusions, not unlimited use of every service. For example, a team with frequent client meetings needs to account for its meeting room allowance, while a team with specific technology requirements may need additional services.
The following are handled separately from the standard office package:
Additional meeting room time beyond the included allowance, at member rates.
Dedicated parking, at an additional cost.
Ethernet and server hosting available on request, with the scope and price specified in the quotation.
Laboratories and test kitchens in Lund have their own arrangements.
Flexible Terms as Your Team Grows
Private offices generally have a three-month notice period, with the specific terms set out in the contract. The notice period determines how far in advance you need to give notice to end the agreement; it should not be confused with a minimum commitment period.
Coworking has different contract options, including monthly arrangements without a long-term commitment. Choosing between coworking and a private office is therefore about both your working environment and the terms that suit your team's plans.
We don't normally require a deposit or security fee. For customised offices or longer-term agreements, individual terms can be agreed.
As your team grows, you can add desks or move to a larger private office, subject to availability. Growth can also mean rethinking how your rooms work together.
For Din Psykolog, we connected two office rooms with a sliding door and an internal passage. This gave the team a more connected way of working while allowing them to adjust the level of privacy between the rooms. Adding more workstations doesn't always mean you need a new address.
Din Psykolog's setup was a customer-specific adaptation. If you need a different layout, we'll discuss the scope as part of your own office solution.
Office Options in Stockholm and Lund
As of October 2026, private offices at Embassy House start at SEK 9,950 per month in Stockholm and SEK 7,000 per month in Lund, excluding VAT. The packages below outline office sizes, team sizes and included meeting room credits. Powered offices are priced according to the individual solution.
Medborgarplatsen, Stockholm
At Östgötagatan 12, close to the Medborgarplatsen metro station, we offer the following private office packages. All prices are per month, excluding VAT.
Small office: 1–3 people, 8–10 m², from SEK 9,950. Includes 10 meeting room credit hours per month.
Medium office: 4–6 people, 13–18 m², from SEK 18,500. Includes 15 meeting room credit hours per month.
Large office: 6–18 people, 19–50 m², from SEK 28,500. Includes 20 meeting room credit hours per month.
Lund, Scheelevägen 22
In Lund, we offer private offices for 2–5 people, ranging from 11–18 m², from SEK 7,000 per month, excluding VAT. The monthly meeting room allowance is 10–20 credit hours, depending on the package. The Lund package also includes 100 printed pages per company per month.
The final price depends on office size, number of workstations, availability and any extras. The package for 2–5 people is a concrete option, not a limit on the size of teams we can accommodate.
Compare the total cost of a fully functioning office: rent, furniture, services, meeting rooms and the time spent coordinating everything internally. Any deposit is a separate consideration affecting how much capital you tie up, rather than an ongoing monthly expense. This gives you a more useful comparison than looking at the price per square metre alone.
A Community Built Around Real Member Experiences
Embassy House combines your own private office with shared facilities and opportunities to connect with other businesses. Your team has its own workspace, while the kitchen and other communal areas provide space to meet people beyond your own office.
When Elk Audio moved from a traditional office to Medborgarplatsen, the team had eight people. The company kept its own workspace while handing over the day-to-day office management.
Justine Reverdell, CEO of Elk Audio, describes how having office operations taken care of allows the team to focus on its own work. She also highlights the personal feel of the environment. Their experience shows what combining a private office with a sense of community can mean in everyday working life.
In Lund, we're a partner of FoodWorks on Scheelevägen 22. It's home to foodtech entrepreneurs, specialists, industry connections and innovation support.
The community creates opportunities to connect and exchange knowledge. Network membership, physical workspace and access to laboratories or test kitchens are separate offerings, each with its own arrangements.
